
IPaD was commissioned by Gleeson Homes Ltd to assist in the delivery of a 300+ home residential development located on a former colliery site off Apedale Road in Newcastle Under Lyme. The site had long standing consent as part of an earlier 2013 planning application which required the previous applicants to provide £549,000 in off-site transport and highways contributions. Through careful investigation of contributions made towards similar schemes in the area, IPaD successfully manage to argue the total S106 funding contributions towards highways and transport infrastructure to a final level of £186,000, saving our client £363,000 in the process.
In addition to the above, IPaD undertook detailed design of all on-site highways, on-site parking, and pedestrian realm proposals to include consideration of pedestrian connectivity between the site and nearby key services and facilities.
We provided all supporting information for the planning application to include Transport Assessment work which include modelling of the off-site highway network, provision of a residential travel plan, and a framework construction management plan.
