
IPaD assisted Clearview Homes in the delivery of a new residential led mixed-use development located off the A40 in Acton, Ealing originally consisting of up to 80 residential apartments and a 100+ bed hotel development.
The brownfield site, formerly a petrol station was originally acquired by Transport for London (TfL) and was intended to be utilised as part of an A40 corridor widening scheme. Whilst the scheme was subsequently cancelled and the land sold on for private investment, careful consideration and collaboration was required with TfL to ensure that the development did not prejudice their future aspirations to make enhancement to the A40 corridor as part of its proposed use as part of the London Cycle Superhighway network.
Extensive work was undertaken by IPaD in terms of site access feasibility studies which included consideration of the sites constraints, ensuring access was maintained to the Cycle Superhighway intended route and that the safe operation of both existing and proposed vehicle users could be ensured.
The access feasibility work then led onto internal highways design with HGV swept path analysis undertaken to ensure vehicle servicing access could be accommodated to access key servicing areas/ bays within the site.
Of key consideration was the arrangement and management of on-site parking given the fact that the site was located in a Controlled Parking Zone (CPZ) that was implemented to deal with high incidence of on-street parking on surrounding streets. To satisfy the local authority that the site would not generate overspill parking placing further pressure on the CPZ, IPaD assisted the developer in devising a site parking management strategy that brought through a range of measures to deter illegal parking generated by the hotel and to monitor parking demand through the check-in process.
To dovetail with the parking management/ restriction strategy and to jointly assist with site sustainability and minimise over-reliance on private car journeys, an iTRACE compliant travel plan was developed by IPaD to support and encourage non-car modes of transport for journeys made to and from the site.
In addition to the highways and transport role as described above, IPaD was also commissioned to undertake and design the sites drainage strategy and flood risk assessment.
